东港山坡地酒店群项目


1.项目位置

东港新区位于舟山市普陀区东侧,新区向东与普陀山隔海相望,同时通过观音大桥连接朱家尖风景区与普陀机场;向西南则通过隧道及滨海道路与普陀老城区——沈家门相连。


2.区位优势

山坡地带交通区位优势十分显著,依托新区南北向主通道海莲路,由南向北与多条本岛交通干道相连。山坡地的开发可对接“金三角”、强化“城市休闲”特色、融入“普陀休闲旅游环”。


3.交通条件

山坡地带成南北向狭长的空间带,与东港新区的城市拓展方向相同。其南端紧邻本岛东西向主干道329国道,便捷联系普陀山机场以及沈家门、临城等城市组团。其中部紧邻建设中的东港隧道出入口。


4.土地现状

本次规划东港山坡地,规划面积约为109.97公顷。其中建设用地30.22公顷,非建设用地79.75公顷。


适建区:面积79.37公顷,主要包括需要地质灾害低易发区,坡度小于25%的山地。


限建区:面积21.56公顷,主要包括需要进行专项治理或安全防护的沟谷、崩塌、滑坡以及坡度大于25%的陡坡集中区。规划区中部陈家后村寺基潭、庙咀头地区属地质灾害中易发区,涉及崩塌8处,滑坡3处,需进行专项治理,并尽量避免过度开挖。山体沟谷需进行疏导排水,防止洪水季节引发的地质灾害。城市建设用地需要尽量避让,如需占用应做相应补偿措施。


禁建区:面积2.08公顷,主要包括东港隧道建设顶部预留的安全防护范围,35kv高压走廊。原则上禁止任何城镇开发建设行为。


已建区:6.96公顷,主要包括儿童乐园(2.36公顷)、福利院(1.47公顷)和海边人家(3.13公顷)。


5.项目定位

拟打造集宜居、休闲、养生、保健、度假、旅游等综合性项目。




Donggang Hillside Hotel  Synthesis Project


1. Project location

Donggang New District is located on the east side of Putuo District, Zhoushan City. The new district faces Putuo Mountain to the east and passes through Guanyin Bridge to connect Zhujiajian Scenic Area and Putuo Airport; to the southwest, it passes through tunnels and coastal roads and Putuo Old City. The home door is connected.


2. Location advantages

The advantage of the traffic on the hillside is very significant. It depends on the south-north direction of the new area, Hailian Road, and is connected from the south to the north with a number of main roads. The development of hillside land can be connected to the "Golden Triangle", strengthen the "urban leisure" characteristics, and integrate into the "Putuo leisure travel ring."


3. Traffic conditions

The hillside area is a narrow strip of space between the north and the south, and has the same direction as the city of Donggang New Area. The southern tip of the island is adjacent to the 329 National Road, the main road from the east to the west of the island, and it is convenient to contact Putuoshan Airport and the cities of Shenjiamen and Lincheng. One of them is close to the entrance and exit of the Donggang tunnel under construction.


4. The status of the land

The planning of the Donggangshan Slope, the planning area is about 109.97 hectares. Among them, 30.22 hectares of construction land and 79.75 hectares of non-construction land are used.


Constructed area: An area of 79.37 hectares, mainly including mountainous areas with a low risk of geological disasters and a slope of less than 25%.


Limited construction area: It has an area of 21.56 hectares, mainly including gullies, collapses, landslides, and steep slopes with a slope of more than 25%. In the central part of the planning area, the bases of Jijiahou Village, Jitang and Miaozutou are geological disasters in the susceptible areas, involving 8 collapses and 3 landslides, which require special treatment and avoid excessive excavation as much as possible. The gully valleys need to be drained to prevent geological disasters caused by the flood season. Urban construction land needs to be avoided as much as possible, and corresponding compensation measures should be taken if it is necessary to occupy it.


Prohibited construction area: The area is 2.08 hectares, mainly including the safety protection scope reserved at the top of the Donggang tunnel construction, 35kv high-pressure corridor. In principle, any urban development and construction activities are prohibited.


Built area: 6.96 hectares, mainly including children's paradise (2.36 hectares), welfare homes (1.47 hectares) and seaside residents (3.13 hectares).


5. Project positioning

It is planned to create comprehensive projects for livability, leisure, health, health, vacation and tourism.
